What I Install

From a single fan to a whole-home lighting refresh.

Lighting is the highest-frequency electrical service I do. Most calls are quick — fan up, fixture changed, dimmer in, done. The ones that aren't are usually cathedral ceilings, finished-ceiling recessed retrofits, or smart-lighting integrations.

  • !
Ceiling fans, including cathedrals. I bring the right ladder and the right brace. Cathedral fans need a sloped ceiling adapter and a downrod sized to the pitch — I have stock so it goes in the same day.
  • !
Recessed lighting (LED retrofits + new can installs). New construction is straightforward. Retrofits into a finished ceiling without attic access take longer but I do them clean.
  • !
Outdoor security & landscape lighting. Motion-activated floods, soffit downlights, pathway lighting, deck/porch fixtures, dusk-to-dawn — all on properly rated outdoor circuits with the right protection.
  • !
Chandeliers, pendants, sconces. Including ones that need a ceiling box reinforcement for weight. I keep the right boxes on the truck.
  • !
Smart lighting controls. Lutron Caséta, Leviton Decora Smart, Phillips Hue, Kasa, smart dimmers — I install whatever ecosystem you're committed to and I make sure neutrals are present (or use no-neutral switches where they aren't).
  • !
Dedicated circuits for new fixtures. Adding three new recessed lights to a circuit that's already at capacity will trip your breaker. I check and add a new circuit if needed.

Meet Your Electrician

Hired hands cut corners. Owners don't.

Owner-operated Kenneth Farmer, owner of Farmer Electric in Waynesville NC, on a job site
Kenneth Farmer Owner · NC Licensed Electrician

I've spent eight years on the tools, wiring more than 200 mountain homes across Western NC — including the projects others said no to: solar-powered houseboats on Lake Fontana, custom barndominiums with indoor pickleball courts, and dozens of tricky retrofits in old chalets and second homes. In 2026 I bought Farmer Electric from my previous employer because too many contractors no-show and no-call on customers.

I do the work myself. I pull the permit. I'm there for the inspection. You don't get one person on the quote and a different crew on install day. That's how this works.

Free written quote. The work done when I said it would be. An inspector signing off before you pay. That's the whole deal.
How a Job Goes

Four steps. No surprises.

Step 01

Tell me the project

Call or fill the form. Send a photo of the existing fixture or ceiling if you can — saves a walkthrough trip.

Step 02

Quote (most jobs over the phone)

Most lighting jobs I can quote without coming out — but anything cathedral, recessed retrofit, or new-circuit gets a quick walkthrough first.

Step 03

Schedule the install

Most lighting jobs done same-day or next-day. Bigger jobs (whole-home lighting refresh, multi-fixture installs) scheduled for a longer block.

Step 04

Install + cleanup

Fixture in, old one disposed, dust swept, you keep the box if you want. Dimmer adjusted to your taste.

Quality Cues

What "done right" looks like.

01

Properly rated boxes

Fan boxes are different from light fixture boxes. A 40lb fixture cannot go on a standard 12oz box. I use fan-rated boxes for fans, heavy-rated for chandeliers, and standard where appropriate.

02

Dimmer + bulb compatibility

LED bulbs need LED-compatible dimmers. Old triac dimmers will flicker, hum, or buzz LEDs. I install matched dimmer/bulb combos so the dimming is smooth.

03

Ground every fixture

Old metal fixtures often weren't grounded — common in Waynesville chalets built before 1980. I add the ground wire as part of every replacement.

04

Outdoor fixtures rated for the location

Damp-rated for soffit, wet-rated for direct exposure, in-use covers on outdoor receptacles. Mountain weather is hard on under-rated fixtures.

05

Tidy splices, neutral identification

Wire nuts torqued correctly, neutral identified white in every box, ground bonded to the box. The kind of detail that means it's right when an inspector pulls the cover.

Common Questions

Ceiling Fans & Lighting FAQs.

How much does ceiling fan installation cost in Waynesville?

Most replacements (fan to fan, swap in same location) are flat-fee and quick. New installs into a ceiling that doesn't have wiring run yet are bigger jobs. Cathedral ceilings cost more because of the lift and the slope adapter. I quote on the phone for most jobs — text a photo of the fixture if you can.

Can you install a fan on a cathedral ceiling?

Yes, this is a frequent request in WNC. Cathedral installs need a sloped-ceiling adapter and a downrod sized to the pitch. I keep stock on hand so it goes in same-day.

Will my new LED bulbs work with old dimmer switches?

Probably not — most old triac dimmers were designed for incandescent and will cause LEDs to flicker, hum, or buzz. I install LED-compatible dimmers as part of any LED upgrade.

Can you install smart lighting (Lutron, Hue, Caséta)?

Yes. Lutron Caséta is my most-installed smart switch ecosystem in WNC. I make sure the box has a neutral wire (some old WNC homes don't), and where there isn't one I use a no-neutral switch like Caséta.

Do you do outdoor lighting (motion floods, pathway, soffit)?

Yes — all of it. Properly rated for the location, on the right circuit, on a dusk-to-dawn timer or motion sensor depending on what you want.

How much does it cost to install a ceiling fan?

A standard ceiling fan install in Waynesville (existing electrical box, 8-9 ft ceiling, you supply the fan) runs $185 to $300. Cathedral ceilings, fans where no electrical box exists, or fans with a remote/wall-control system run $350 to $650. I quote each job after seeing the room — no flat web price that surprises you.

Do I need an electrician to install a ceiling fan?

If you're replacing a fan and the existing junction box is rated for a fan (most aren't), a homeowner can swap it. For new fan installs, cathedral ceilings, no existing box, smart switches, or any 3-way control, you want a licensed electrician. Wrong-rated boxes are the #1 cause of fans falling off ceilings.

Can you install a ceiling fan where there is no electrical box?

Yes. Most fan installs I do are in rooms that had a single light fixture or no fixture at all. I add a fan-rated junction box, run a new circuit if needed, install a switch, and mount the fan. Cathedral ceilings, vaulted rooms, and second-story ceilings are routine for us.

How long does it take to install a ceiling fan?

A simple replacement on an existing fan-rated box takes 45-60 minutes. A new install where I have to add a box, run wire, and install a switch takes 2-3 hours. Cathedral ceiling jobs with a downrod usually take 3-4 hours. I confirm the time estimate before booking.

Does a ceiling fan need a special electrical box?

Yes. A standard plastic light-fixture box is not strong enough for a fan — the wobble and weight will pull it loose. Fan-rated metal boxes are required by code and rated to hold 35-70 pounds. If your existing box isn't rated, I swap it during the install.

Can you install smart switches and dimmers?

Yes. Lutron Caséta, Leviton Decora Smart, Lutron Diva, GE Smart Z-Wave — I install all the major brands. Smart dimmers need a neutral wire at the switch box (most homes built after 1990 have one). If yours doesn't, I'll tell you and recommend a no-neutral-required model.
